Villa Owner benefits
Golf Membership
A prestigious single golf membership is provided to the owner of the villa, granting full privileges including reduced rates for golf, reduced hotel room rates, spa discounts and special event invitations. The golf membership and payable monthly subscription fees are non-transferable and are only valid for the duration of villa ownership. The entitlement to, and use of the Golf Club membership, is detailed in the formal contract and is subject to the relevant rules and regulations of the Club.
Buggy
The purchase of the villa includes a golf cart. Seating capacity of the golf cart varies depending on the villa purchased. Maintenance of the carts / buggy is included in the monthly maintenance fees. For rental pool villa owners, any damage accorded by villa guests is charged to the guest. Non-rental pool owners are liable for all costs of buggy operations.
Owner use days
The owner of the villa participating in the rental pool agreement is entitled to 16 days free utilization of the villa accommodation per year and can be rolled over. Due to the popularity of the villas, it is recommended that early reservations be made. Should the villa be already reserved at the time of the owner’s booking, every effort will be made to accommodate the request.
Additional stay days
Should villa owners require additional stays in excess of the 16 annual days, requests are available with at least 30 days notice, and only charges for the daily housekeeping and breakfast apply.
Financial overview
As the property is under leasehold, the purchase of a villa at Bintan Lagoon Resort does not require the payment of stamp duties, levies or land and building tax. A 3% transfer fee is payable as part of the transaction in lieu of these costs.
Outgoings and maintenance
The villa is required to be maintained in excellent condition in line with the rest of the resort, and as such, the repairs, maintenance, renewals of the structural appearance and facilities are the responsibility of the owner.
Maintenance fees are payable per calendar month for all villa owners as follows:-
Angsoka :S$1,600 Buganvil S$1,200 Cempaka S$900
Additional outgoings including power and water billing is on a monthly basis.
The visual integrity of the resort is key to the overall presentation and unification of the grounds, and as such, no changes can be made to the external façade of the property.
Grounds, gardens and swimming pool
The resort provides the maintenance services for these external areas of the villa grounds and property as part of the monthly maintenance fee.
Insurance
The villa owner is liable for individual property insurance.
Urgent repairs
The resort maintains the right of access in case of urgent repairs to the property.
