Rental Pool AND resort management of the villa

Naturally an owner is welcome to reside within the villa on a full or part time basis. Many of our villa owners, however, wish to maximize their investment return by placing the villa into the resort rental pool. The villa is then offered as part of our sales and marketing of the accommodation via the resort’s global inventory distribution system, which encompasses direct reservations, internet sales and distribution through world wide travel agencies and airline networks.

The rental pool agreement is a separate contract to the sale of the villa. The following items are covered by the monthly fixed management fee:-
1. Sales and marketing of the inventory
2. Distribution and management of funds collection globally
3. Reservations services (excluding transaction commission fees)
4. Security services
5. Public Liability Insurances
6. Administration charges

Rental Pool Villa Income
Rental pool income is calculated on a monthly basis, and the nett distribution is paid out after calculation of utilities and consumption based costs. Payment is made in Singapore dollars.

Maintenance of rental pool properties
For rental pool properties, the visual appearance and quality of the interior and exterior furnishings and fittings is required to be in line with that of the hotel. As a commercial accommodation provider, this is essential in order to maximize the property’s rental rate and frequency of rental. The next scheduled soft furnishings refurbishment of the property is in 2010. The cost of required refurbishment is to be borne by the owner, and the refurbishment is to be undertaken by the resort management company in order to maintain a consistent design and a standard quality of accommodation within the resort.
